20.yüzyılın sonlarında dünya genelinde yaşanan dönüşümler, konut üretim biçimlerinde de
farklılıklar yaratmıştır. Özellikle 1960 sonrasında yaşanan ekonomik değişimlerle hedeflenen süreçler,
en geniş mekansal lekeyi oluşturan konut alanlarının şekillenmesinde de temel belirleyici haline gelmiş;
dışa kapalı konut siteleri de bu dönüşümlerin bir ürünü olarak ortaya çıkmıştır. Önce gelişmiş ülkelerde,
sonra gelişmekte olan ülkelerde yaygınlaşan dışa kapalı konut sitelerinin ülkemizde gelişimi 1980
sonrasında olmuştur. Bu konut alanları duvarlar-çitler gibi engelleyiciler ile çevrelerinden ayrılan,
girişleri denetimli tutulan, fiziksel doku ve sosyo-ekonomik açılardan kentsel yasamdan farklılaşan,
yerleşmelerdir. Konya’da 1990 sonrasında üst gelir grubuna yönelik olarak inşa edilmeye başlanan dışa
kapalı konut siteleri kent planlaması, kent yönetimi ve kentsel sınıfsal aidiyetler açısından önemli bir
dönüşüme işaret etmektedir. Makalenin amacı dışa kapalı konut sitelerinde neden yaşanmak istendiği
sorusuna cevap bulmak ve bu sitelerde oturanların kullanıcı memnuniyeti ölçmektir. Çalışma
kapsamında Konya kenti içerisinde yer alan dışa kapalı konut sitelerinden Meram Yeniyol Konakları
örneklem alanı olarak ele alınmıştır. Bu kapsamda Sitede oturanların kullanıcı profili ve kullanıcı
memnuniyeti, anketlerle ve sözlü görüşmelerle analiz edilmiştir. Anket çalışması sonucunda sitede
oturanların kullanıcı profili tanımlanmış ve sitelerin tercih edilme nedenleri vurgulanmış ve bu sitelerin
geleceği ile ilgili öngörülerde ve önerilerde bulunulmuştur.
Transformations which were experienced at the end of the 20th century created differences
also in house production styles. Especially after the 1960s, new processes, which were based on the
economical transformations, have also become the fundamental determining factor in the formation of
residential areas and low-density housing settlements and gated communities emerged as a result of
these transformations. Gated communities, which are first outspreaded in developed countries, now can
be seen in developing countries after 1980. These housing areas are separated from their entourage,
thanks to doors and barriers, their entrance is surveyed all the time, they differentiate from urban life in
terms of physical and socio-economical patterns. Gated communities which have been started to be built
in the post 1990 era in Konya can be seen as a sign of an important transformation in city planning, city
management and urban classes. The basic question to be answered is, why people choose to live in gated
communities. This study aim, the formation period and formation factors of the gated communities to
evaluate with the example in Konya and and the parameters providing user satisfaction in these houses
to investigate. With the findings of survey, the models for gated communities in Konya such as Meram
Yeniyol Houses will be taken into consideration as the sampling area. The user profile and common characteristics of these houses, the reasons for preferring these houses, the satisfactions of their users
will be analyzed by the help of polls and oral interviews. The findings of the poll study from which
various results will also derived will be evaluated. The reasons for preferring gated communities and
user profile will be defined, and some foresights and suggestions will be made on this gated
communities.
